Payment terms - Additional purchase costs - Ongoing costs - Legal matters
  • Payment terms:
    • Reservation Fee: 200,000 THB (4,167 EUR - 5,714 USD). 3 week deadline to return all properly executed legal documents along with full down payment. Following stages of payment will be reached as construction progresses.

  • Additional costs:
    • Transfer & Registration Fee: 1.10% based on the land price. (Both the seller and the buyer equally share this cost)
    One time Sinking Fund Fee: 125 THB per sqm of land approximately.

  • Ongoing costs:
    • Monthly maintenance fee for the common areas: 12 THB per sqm of land. Monthly maintenance fee for the villas: 20 THB per sqm of living area. (These fees are to be paid one year in advance.)

  • Legal matters:
    • As per the property ownership, the buyer will get a 30 year long-term lease on the land which can be renewed twice (up to 90 years) as foreigners are not allowed to own land directly under their name. However, the buyer will get full ownership of the house, which is built on the land. The land lease is registered with The Thai Official Land Department under the buyer's name. A freehold option is available for Thai nationals and Thai companies.
