  • Reservation Fee: Reservation Fee: 200,000 THB (4,167 EUR – 5,714 USD). 4-week deadline to return all legal documents properly signed and make the first down payment. Following stage payments to occur as construction is being pursued.

  • Additional costs:
  • Transfer & Registration Fee: none. All fees are payable by the developer.


  • Ongoing costs:
  • Monthly maintenance fee: 10 THB per sqm of land. (These fees are to be paid one year in advance.)

  • Legal matters:
  • As per the property ownership, the buyer will get freehold ownership of the land via the Thai company set up by the developer and for which he will become a shareholder. The buyer also gets full ownership of the house, which is built on the land. The land lease is registered with The Thai Official Land Department under the Thai company’s name.
