  • Payment terms:
    Reservation Fee: 100,000 THB (2,083 EUR - 2,857 USD). 3-week deadline to return all properly executed legal documents along with full down payment. Further stages of payment will be reached as construction progresses.


  • Additional costs:
    Transfer & Registration Fee: 1.10% based on the land price. (Both the seller and the buyer equally share this cost)
    One time Sinking Fund Fee:
    500 THB per sqm approximately for the pool villas.
    800 THB per sqm approximately for the beachfront suites.


  • Ongoing costs:
    Monthly Maintenance Fee:
    40 THB per sqm for villas and 60 THB for beachfront suites approximately.


  • Legal matters:
    As per the property ownership, the buyer will get a 30 year long-term lease on the land which can be renewed twice (up to 90 years) as foreigners are not allowed to own land directly under their name. However, the buyer will get full ownership of the house, which is built on the land. The land lease is registered with The Thai Official Land Department under the buyer’s name. A freehold option is available for Thai nationals and Thai companies.
